Delivery Methods

Integrated Project Delivery – (IPD): This delivery method is utilized to create maximum efficiency and involvement of all parties from the design phase through fabrication and construction.

It was developed on the similar principles of Lean Design and Construction, which aims to reduce costs, materials, time, and effort.

Design-Build: Considered the fastest growing method to deliver construction projects in America, Design-Build delivery methods depend on the contractor and the designer to work together to fulfill the project guidelines as established by the owner’s timeline and budget.

Design-Build delivery methods have many benefits including:

• Cost Savings
• Faster Delivery
• Improved Quality
• Reduced Risk

Design-Assist: This delivery method utilizes a teamwork approach to design and construction. The contractor does not see the plans and specifications until they have been completed by the architect or engineer.

Design-Assist delivery methods have benefits including:

• Cost Savings
• Reliable Communication and Resources

Plan-Spec: In this delivery method, the architect and design consultants produce the construction documents. It will then go through the bidding process.

Guaranteed Maximum Price (GMP): When the project owner utilizes a Construction Manager at Risk (CMAR) delivery method, they will request a GMP which is based on the construction documents and specifications at the time of the GMP and any reasonably inferred items or tasks. 

This ensures that the owner is aware of any costs associated with the project that may emerge while keeping the budget in mind.

Cost Plus: In a Cost Plus delivery method, the client will agree to the cost to perform the project, plus a specified overhead cost and profit, also known as the contractor’s fee.
